Sell your home with this photoshoot checklist

general

  • Turn on all overhead lights and lamps.
  • Turn all ceiling fans OFF.
  • Turn computer screens OFF.
  • Replace all burned out light bulbs.
  • Use bulbs of the same temperature (ALL incandescent or ALL Fluorescent.)
  • Open blinds/window treatments to let in the outside light.
  • Make all beds.
  • Place all shoes and jackets in a closet.

exterior

  • Close garage doors. 
  • Clean porch and tidy up outdoors.
  • Remove trash cans.

kitchen

  • Clear countertops completely. NO knife blocks, baking supplies etc.
  • Remove mail from mailbox.
  • Clear refrigerator of all magnets, papers, photos etc.
  • Hide garbage cans in panty or closet.
  • Remove all dishes from sink and place in the dishwasher.

dining room

  • Clear table, dust and polish the table top.
  • Use decorative place settings if available.
  • Feature one center piece such as a bouquet of flowers.
  • Straighten all chairs and space them evenly.
  • Remove child seats/booster chairs.

living room

  • Remove stacks of magazines, papers, mail etc.
  • Declutter fireplace mantle/hearth (no more than 5 items including art.)
  • Fluff and arrange furniture pillow.
  • Remove kids toys.

master bedroom

  • Make bed and arrange pillows and shams if available.
  • Clear nightstands of all personal items.
  • Store away phone/tablet charging cables.
  • Remove all clutter from top of dressers.

bathrooms

  • Clear countertops completely. No soaps, toothbrushes, medications, deodorant, etc.
  • Put toilet seats down.
  • Close closet doors.
  • Remove soap, shampoo, loofahs, etc from showers and tubs.
  • Remove floor mats.

pets

  • Place food and water bowls inside panty or closet.
  • Place pet beds/toys in pantry or closet.
  • Use lint roller on furniture to remove pet hair.
  • Contain pets in a hidden crate or outside.
  • Clear backyard of pet waste/toys.

Lastly, keep the home in showing shape. Buyers who liked what they saw in online pictures expect to encounter the same home in person.
